1. Background of the Project The scope of this project shall be the provision of lighting design consulting service to Beijing Hotel, Beijing, China This is a heritage building located in the heart of Beijing. The landmark status of Beijing Hotel induced the necessary concern of the importance on lighting performance on the fa?ade, landscaped area and also interior areas. Lighting design on facade, roof landscaped area and the following areas are required: Building B 1. Entrance Lobby (about 1400m2) a. Lobby b. Steak House or Grills restaurant (converted from existing coffee bar) c. Corridor d. Book shop and Souvenir shop (existing) e. Lift Lobby 2. 2.7/F Multi-function room (about 280m2) Building E 1). Level 1 coffee shop (converted from existing multi-function hall). (about 520m2) 2). Level B1 multi-function hall (converted from existing dinning hall) 3). Level B1 video conference room (renovation required). 4). About 180m2 for items 2 & 3. 5). Level 4 VIP breakfast/dinning lounge (about 170m2) 6). Swimming pool deck area, male & female changing room, and SPA room (about 126m2) As most of the above mentioned areas of Buildings B and E will be renovated, lighting design will be required to cope with Bent Severin & Associates Pte Ltd (BSA)’s interior design. In addition, the facade lighting including canopy area, the landscaped area lighting and roof lighting need to be upgraded. 2. Design Concept The 2008 Olympics in Beijing would be the focus of the world. Beijing Hotel, as the national class hotel becoming more important for the world’s famous VIPs. The “Green Olympics” will be spotted on Beijing Hotel because of its specialty and heritage background. The view from Beijing Hotel onto “Tian An Men” is also famous in the world. The design concept of the facade, landscape and roof lighting design are listed as below: 1). Artistic Consideration: Feel, Harmony, Taste. 2). Comfortably Consideration: Color temperature, illumination level, glare. 3). Economical Consideration: Installation efficiency, maintenance, energy saving, life cycle. 4). Integrity Consideration: Adjust the lighting effect evenly on the fa?ade of Buildings A, B and C. 5). Strengthen the lighting effect on the east and north elevation, especially on night light effect. The lighting effect on the landscaped area, carpark area from the hotel rooms and upper floors are also considered. 6). Improve and highlight the canopies lighting effect of Buildings A, B & C. The heritage grand column, driveways, flagpoles and carpark areas are designed for special lighting effect. 7). As we are stationed in Beijing, we understand and studied deeply on site that existing lighting and power points are fully utilized in order to minimize damages to this historical building structure. The circuitry design, power supply and loading, and the use of lighting fixtures are considered. 8). The design of lighting fixtures is based on their energy saving, maintenance and simplification characteristics. The design would be based on CIBSE, IEE, UL, BS and relevant international standards with local regulations complied. Please refer to the attachments for our proposed lighting effects. 3. Services for Design and Administration This lighting design consulting service includes the following works:- A) Provision of lighting performance and effect drawings. B) Lighting fixtures location plan. C) Lighting fixtures appearance and illumination levels requirement specification. D) Quantity, type and details on lighting fixtures design provided. E) Space height radio and illumination level calculations. F) Energy and economical analysis report. G) Design Fee Payment Terms and Details ⅰ) Our proposed fee for the above services for items A to F shall be a lump sum of RMB¥150,000.00 and payable as follows: - 50% for deposit to be payable within 14 days upon invoice presentation. Invoice would be submitted within 3 days from the date of contract signed. - 50% upon completion of works.. ⅱ) The above fee includes providing Engineer to attend meetings and design discussion with Client/Architect/Interior Designer in Beijing during the design stage. ⅲ) Our above fee does not include printing and documentation expenses for tendering purpose and based on reimbursement basis. However, the printing charges for drawings to be issued for the scope in this proposal are included. ⅳ) Our fee shall include business tax in China. H) Meeting and Services Outside Beijing ⅰ) We shall attend to meetings and site inspections in Beijing, and to station engineers in Beijing for coordination and resolve any technical problems. ⅱ) Our professional fees shall be based on time spent in Beijing. Rates for our staff outside Mainland China excluding traveling / hotel expenses are as follows: Expatriates : RMB¥ 2,000.00 per day Managers : RMB¥ 1,500.00 per day Engineers : RMB¥ 800.00 per day I) We would be able to provide one-stop service by the incorporation of our partner, Beijing Construction and Technicon (JV) Ltd. We design, manufacture, install and maintain light fixture by our experienced design and installation team. The Beijing Construction and Technicon (JV) Ltd is the joint venture company that formed by Beijing Construction Engineering Group Co. Ltd (rated as the 10th largest Construction Group in China and one of the top 225 international contractors by ENR) Technicon Engineering Ltd (Hong Kong based) and its subsidiary Shanghai Great Wall Technicon Contracting Co. Ltd. (Beijing, Shanghai and Guangzhou based) providing our clients international grade mechanical and electrical design and build service.
